“Property managers are often the first to spot the warning signs of tenants in distress and, with the right support services and efficient referral pathways in place, can play a vital role in helping sustain tenancies,” says The REIQ CEO Antonia Mercorella.
Thank you to Rob Mellett and the Ipswich Tribune for sharing insights from the Tenancy Skills Institute’s research paper entitled ‘The Next Wave of Homelessness: Tenancies at Risk in the Australasian Private Rental Market’ released this month.
The article highlights our research, where we surveyed Australasian property managers with a combined rent roll of over 83,000 rental properties, seeking to understand the risk of tenancies failing in the private rental market.
The findings reveal that in Queensland alone, 728 from 18,222 tenancies surveyed were at risk of failing (4.00%), making them vulnerable to homelessness in the tight rental market right now.
Our report explores opportunities for cross-sector early intervention strategies between the real estate industry and the community sector, garnering support from Ms Mercorella, who notes that the survey findings reinforce the importance of early intervention.
With proven cross-sector early intervention strategies available now, our CEO Paul shares, “We have a unique opportunity to ‘turn off the tap’ – to keep people in their homes, reduce vulnerability, and create pathways for tenants to thrive.”
Let’s continue the conversation sparked by this research, the first of its kind, so that together we can prevent the next wave of homelessness.
