A deep dive into findings outlined in the Tenancy Skills Institute’s report ‘The Next Wave of Homelessness: Tenancies At Risk of Failing in the Australasian Private Rental Market’ and the implications for regional Queensland centres like Toowoomba.

In the first research of its kind, Australian property managers were asked why tenancies are at risk of failing in the private rental market, with rent arrears identified as the primary risk factor (an average of 57%).

For regional centres like Toowoomba, with increasing pressure on already low vacancy rates and rents increasing amid the cost of living crisis, the report reveals that property managers surveyed in regional Queensland identified an average of 4.64% of tenancies were at risk of failing on their rent roll (405 of 8,724 tenancies).

Whilst highlighting the risk present in the private rental market right now, the research also indicates there is a strong sentiment from property managers to refer tenants to support services to sustain their tenancies – and an appetite from property managers to access digital tools and resources to enable them to connect tenants to the right type of support at the right time.

An excellent discussion highlighting how all key stakeholders, from government, the real estate industry and the community sector, can come together to sustain tenancies and ultimately prevent households at risk from becoming vulnerable to homelessness.
